Financing
Financing your home, explained simply.
There's more than one way to pay for a manufactured home. Here's how the process usually works, the main loan types, and a calculator to run the numbers.
The Process
Four steps to the keys.
Get pre-qualified
A short pre-qualification gives you an idea of your budget before you fall in love with a home. Send me a message and I'll help you get started.
Choose your home
With a budget in mind, we look at homes that fit it and talk through floor plans, so you pick the one that fits your life.
Apply with a lender
The lender reviews your credit, your income, and where the home will go. Approval, rates, and terms are the lender's decision.
Close and move in
Sign the papers, schedule delivery, and get the keys. I'm with you the whole way through closing day and beyond.
Loan Types
The main ways to pay for a home.
Often called a chattel loan
Home-only loan
Covers the home itself. It's common when the home goes on land you already own or rent, or in a community.
One loan for both
Land-and-home loan
Packages the land and the home into one mortgage, when you're buying both or placing the home on land you own.
Worth asking early
Your own bank or credit union
Some banks and credit unions finance manufactured homes. Ask yours early, and bring what they offer to the table.
This page explains financing in general terms. It is not an offer of credit. Loan approval, rates, and terms are set by the lender and depend on your credit and financial situation.
Loan Calculator
Run the numbers.
Estimate your monthly payment
Quick estimate of principal and interest. The starting numbers are examples, not a quote: move the sliders to match your situation.
Estimate only. Does not include taxes, insurance, land costs, or community fees. This is not an offer of credit. Actual rates and terms are set by the lender based on your credit and the home.
