These Terms of Service ("Terms") govern your use of homesbyjude.com (the "Site") and any communications you receive from us, including text messages, emails, and phone calls. The Site is operated by Jude Theriot (Homes by Jude), a manufactured home sales professional based in Gonzales, Louisiana ("Jude," "we," "us," or "our"). By using this Site, submitting a form, or opting in to receive messages from us, you agree to these Terms and to our Privacy Policy. If you do not agree, please do not use this Site or our messaging services.

About This Site

This is the personal sales site of Jude Theriot, who sells manufactured homes in the Gonzales, Louisiana area. It is not the official website of any home manufacturer, retailer, or lender, and any references to other companies are for informational purposes only. Those companies operate independently and have their own websites, terms, and policies.

Eligibility

You must be at least 18 years old, or the age of majority in your state, to use this Site, submit a form, or opt in to receive messages. By doing so, you confirm that you meet that requirement and that any information you provide is accurate and belongs to you.

Text Messaging (SMS / MMS) Terms

The following terms govern any text messaging program operated by Jude Theriot (Homes by Jude) ("we," "us"). By submitting your phone number on a form on this Site, by checking a consent box authorizing text messages, or by texting us first, you agree to these messaging terms.

Program Name & Description

Program Name: Homes by Jude (Jude Theriot).

What we send: conversational and customer-care text messages (replies to your inquiry, home options, pricing and availability, appointment scheduling and reminders, follow ups after a visit, and answers to your questions), along with occasional promotional messages about new home arrivals, specials, and events, where you have consented to receive them.

Message Frequency

Message frequency varies based on your conversation with us and the stage of your home search. You will not receive messages from us unless you have opted in.

Message & Data Rates

Message and data rates may apply. Check with your wireless carrier for details on your plan.

How to Opt Out

You can opt out of receiving text messages from us at any time by replying STOP to any message we send you. After you text STOP, you will receive a one-time confirmation message acknowledging your opt-out, and you will not receive any additional messages from that program unless you opt in again.

How to Resubscribe

If you have opted out and want to start receiving messages again, you can text START or UNSTOP to the number you previously received messages from, submit a new form on this Site, or send Jude a message asking to be added back.

Carrier Disclaimer

Mobile carriers are not liable for delayed or undelivered messages. Delivery of messages is subject to the effective transmission from your wireless service provider and is outside of our control. Supported carriers include, but are not limited to: AT&T, T-Mobile, Verizon Wireless, Sprint, Boost, U.S. Cellular, Cricket, MetroPCS, and most major U.S. carriers, including their MVNOs.

Privacy

Your privacy is important to us. The information you provide when opting in to text messages, and the content of your text messages with us, are handled as described in our Privacy Policy. No mobile information will be shared with third parties or affiliates for marketing or promotional purposes. Text messaging originator opt-in data and consent will not be shared with any third parties.

Compliance

Our messaging program is operated in accordance with applicable laws and industry standards, including the Telephone Consumer Protection Act (TCPA), CAN-SPAM, and CTIA messaging principles and best practices.

Pricing & Availability

Any price shown on this Site applies to the home as listed and may not include options, upgrades, taxes, site preparation, foundation, utilities, delivery, installation, permits, and other costs specific to your project. Inventory and availability change frequently, and a listing is not a guarantee that a specific home is available at any given time. Always confirm current pricing and availability with Jude before making a decision.

Financing Disclosures

Any financing information shown on this Site is general in nature and does not constitute an offer of credit or a commitment to lend. Loan products, rates, terms, and qualifying requirements are determined by the lender, not by Jude or this Site. All loans are subject to credit approval, underwriting, and the lender's program guidelines. If you choose to apply for financing, the lender's privacy policy and terms apply to that application.

Photos, Renderings & Floor Plans

Photographs, renderings, and floor plans on this Site are for illustration only and are representative of the home shown. Actual homes may vary based on options, upgrades, model year, and other factors. Square footage, dimensions, and room counts are approximate. Always view a home in person before making a purchase decision.

Intellectual Property

The content on this Site, including text, graphics, logos, photos, and design, is owned by Jude or used with permission, and is protected by intellectual property laws. You may view and print pages from this Site for your personal, non-commercial use only. You may not reproduce, republish, or distribute content from this Site without our written permission. Any manufacturer, lender, or other company names, logos, or marks that appear on this Site are the property of their respective owners.

Acceptable Use

You agree not to use this Site or our messaging services to: submit false or misleading information; impersonate another person; harvest contact information; interfere with the Site or its security; or violate any applicable law.

No Warranties
